According to the data published by the Statistical Committee of Armenia in May 2025, the number of apartment sales transactions in multi-apartment buildings in Armenia totaled 1,607.
This figure indicates that the housing market remains active, especially in the capital. Yerevan accounted for 1,119 transactions, which makes up 69.6% of the total. This once again highlights the dominant position of the capital in the real estate market.
Among the provinces, the highest number of transactions was recorded in Kotayk — 232 transactions or 14.4%. The region's activity is likely due to its proximity to the capital as well as the growth in construction.
In Lori, there were 70 transactions; in Shirak — 55; Armavir — 30; Ararat — 27; Syunik — 26; Aragatsotn — 16; Gegharkunik — 14; Tavush — 12; and Vayots Dzor — 6. These numbers show that housing market activity in the provinces lags significantly behind Yerevan and Kotayk. In the remaining provinces, the share of transactions is below 5%.
Overall, the data for May confirm that the apartment market is concentrated in the capital. Provinces with relatively developed infrastructure or those close to Yerevan show higher activity, while the volume of sales remains limited in other regions.
